The proposal will replace a row of derelict garages with two family sized dwellings on a brownfield ‘backland’ site in Brighton.
To avoid any overbearing impact onto neighbouring properties and maintain privacy the dwellings are placed towards the centre of the site with the landscaping arranged as a series of zones around each dwelling.
Firstly a shared forecourt is immediately accessed when entering the site.
The second space is a courtyard which is utilised by the residents for parking and to individually access each house. Although the site is secured by a gate conceptually this space is considered semi-private in the manner of a front garden.
The third external space is a private garden encompassing each corner of the site. This is separated from the adjacent courtyard with a low cycle store.
The scheme utilises flat roofs to minimise the bulk of the new houses and maintain subservience to the surrounding dwellings. The provision of flat roofs allows for them to be considered as the fifth elevation with a green roof installed to enhance the visual amenity when viewed from above. In this sense the flat roofs are a fourth ‘zone’ aiding the ecological enhancement of the site whilst granting a visual benefit for the adjacent dwellings.
The three bed dwellings are two storey with a single storey projection defining the principal facade of each dwelling.
The dwellings are designed to exceed the requirements of the current building regulations regarding energy consumption and thermal performance. Using Passivhaus principles the dwellings are highly insulated, air tight and make use of an MVHR system to maintain a healthy internal environment.
